Estimates, not a bill

The calculators estimate an annual property tax from the market value, local rates and status choices you enter, combined with statewide rules taken from statutes and state agency publications. The result is general information. It is not an assessment, a tax bill, a homestead approval, legal advice or tax advice, and it does not create any professional relationship. Your county or municipal assessment notice, the approved exemptions on your parcel and the rates adopted by each taxing district determine what you owe.

Your inputs and our rules

A result is only as accurate as the inputs. The local rate must match the levy group it is entered for, the value must be the value the assessor uses, and a status such as homestead, senior or veteran only counts if the assessor has approved it. Statewide rules are modeled as of the date shown on each page. Legislatures change exemptions, caps and ratios, sometimes mid-year, and local options can add relief the state model does not show. Where a figure is set locally, the calculator asks for it instead of assuming one.

Transfer-tax estimates

Transfer-tax results model the ordinary statutory rate on the consideration you enter. Exempt transfers, local add-on taxes that a page says are excluded, recording fees and title charges are outside the result. The recording office’s computation controls.

Accuracy and responsibility

Nothing on these pages comes with a promise that it is complete, current or right for your parcel. As far as the law permits, the publisher bears no responsibility for a payment, an appeal, a purchase or a sale that leaned on a worksheet result, or for any loss that follows. Before you act on a number that matters, confirm it with the office that sets or collects it.

Acceptable use

You may use the calculators and cite pages with a link. Automated scraping that degrades the service, attempts to break the corrections form, or submissions containing other people’s personal information are not permitted. The machine-readable data file is available for reuse with attribution to the cited Census tables.
