Homestead Exemption Calculator: Find the Right Taxable Base
A value exemption reduces the amount taxed. A dollar credit reduces the bill after the tax is calculated. Eligibility and which levies recognize the relief must be confirmed first.
Updated Editorial policy
A value exemption is multiplied by the affected levy rate
Suppose the approved assessment is $200,000 and a particular levy recognizes a $25,000 value exemption. Its taxable base becomes $175,000. At 20 mills, that line is $3,500 instead of $4,000. The exemption saves $500, not $25,000. This is an arithmetic example rather than a state's eligibility rule.
Different levies can use different exempt amounts
If another district taxes the full $200,000 at 10 mills, that line remains $2,000. The complete included levy is $5,500: $3,500 on the exempted base plus $2,000 on the other base. Multiplying a combined 30 mills by $175,000 would give $5,250 and understate this example by $250.
| Levy | Taxable value | Rate | Tax |
|---|---|---|---|
| Recognizes value exemption | $175,000 | 20 mills | $3,500 |
| Does not recognize this exemption | $200,000 | 10 mills | $2,000 |
| Total before credits | Separate bases | Separate rates | $5,500 |
A bill credit is subtracted once
An approved $300 tax-dollar credit against that $5,500 bill would leave $5,200. It is not multiplied by a mill rate. If the tax notice already shows the credit in its net amount or a prepared base, do not enter the same relief again.
State examples need their own qualification checks
- Idaho: the qualifying homeowner value exemption is the lesser of $125,000 and 50% of market value.
- Kentucky: the 2025–2026 exemption is $49,100 for qualifying older or disabled owners, not every primary residence.
- Maine: the $25,000 just-value homestead amount is adjusted to the local assessment level.
- Texas: school homestead relief and other taxing-unit provisions need distinct taxable bases.
- Utah: the qualifying primary residential exemption removes 45% of eligible value; it is not a flat-dollar tax credit.
Prepare a before-and-after calculation
Open the property-tax calculator, choose local bill mode and enter the taxable value for each affected levy group. First calculate the documented scenario before relief, then use the approved values after relief while keeping rates and charges constant. Subtract the two annual results to compare savings. A missing assessment or rate remains unknown; it should not be filled with a statewide average.
