Boulder County — current documentary fee; Grand County — major-fraction rule. Statute checked October 1, 2026. This is a one-time deed charge, separate from annual property tax.
This is not your annual property tax
Transfer tax is charged once, when the deed changes hands, and it is worked out from the sale price. Property tax is charged every year and is worked out from the assessed value. Paying one does not reduce the other. If you were looking for the yearly bill, the Colorado property tax calculator is the page you want.
What the statute says
| Item | Colorado |
|---|---|
| Who pays | The documentary fee is collected on the recorded transfer. Confirm payment allocation in the closing documents; local transfer-tax allocation may differ. |
C.R.S. §39-13-102 includes liens, encumbrances and the specified transaction charges in consideration. Enter the prepared amount; do not subtract an assumed mortgage simply because another state permits an exclusion.
No documentary fee applies when consideration is $500 or less under the threshold rule. Statutory exemptions under §39-13-104 require separate confirmation. This model does not infer them from a low cash payment.
Scope of this result. The state documentary amount excludes local transfer taxes, county recording fees, withholding and prorated annual property tax. A municipality with a separate transfer tax can add a much larger closing charge.
The fee uses whole $100 units plus a major fraction. Values exactly halfway between units require the recorder-confirmed count in this calculator; it does not silently decide an ambiguous rounding boundary. Other fractions use the larger unit only when the remainder exceeds $50.
