RSA chapter 78-B — tax on transfer of real property. Statute checked October 1, 2026. This is a one-time deed charge, separate from annual property tax.
This is not your annual property tax
Transfer tax is charged once, when the deed changes hands, and it is worked out from the sale price. Property tax is charged every year and is worked out from the assessed value. Paying one does not reduce the other. If you were looking for the yearly bill, the New Hampshire property tax calculator is the page you want.
What the statute says
| Item | New Hampshire |
|---|---|
| Transfer tax, each party | $0.75 per $100 |
| Who pays | Buyer and seller each owe their own share. The displayed first amount is one party’s share, not the complete transaction tax. |
The statute charges the rate on each $100 or fraction of $100, so the taxable base rounds up. The worksheet rounds the prepared value into the statute’s units, then applies any separately stated minimum and rounding rule.
This model covers an ordinary taxable real-estate transfer using the prepared taxable consideration. Exempt transactions and manufactured-home special treatment require confirmation outside this model.
For consideration of $4,000 or less, the statute specifies a minimum of $20 per party, not a fixed $20 tax. The rate calculation still applies if it is larger. Each party’s tax is computed to the nearest whole dollar.
Scope of this result. The result excludes recording charges, income-tax withholding and annual property-tax proration. A one-party amount should not be mistaken for both parties combined.
Tax is associated with recording the transfer, and required declarations must be filed under the current agency procedure. Confirm the property’s taxable value, exemptions and filing requirements with the recording office.
