Idaho Property Tax Calculator
Section 63-602G provides a qualifying homestead exemption of the lesser of $125,000 or 50% of the market value for assessment purposes of the home and up to one acre. Approval and the statutory homestead conditions matter. The exempt amount reduces value subject to property taxation; it is not a $125,000 reduction of the bill.

How Idaho values, exempts, relieves and collects homeowner property tax
Idaho assesses a home at market value for assessment purposes as of 12:01 a.m. on January 1 of the tax year.3 The county assessor must send the valuation assessment notice no later than the first Monday in June4, and an appeal to the county board of equalization must be filed by the close of county business hours on the fourth Monday of June.5
The homeowner’s exemption removes 50% of the value of an owner-occupied primary home and up to one acre of land, up to a maximum of $125,000.2 To get it for the current tax year, apply with the county assessor by the end of business on the last business day of the year.1
The exemption switches branches at $250,000 of qualifying value: an approved $200,000 homestead exempts $100,000, while a $300,000 homestead exempts $125,000, leaving $175,000 taxable. Enter the value of the home and at most one acre; land beyond one acre is taxed in full.1
Idaho property taxes are due December 20. You can pay in two halves: the first by December 20 and the second by June 20 of the next year.6 Homes that have the homestead exemption also get a state-funded homeowner property tax relief credit, shown as a line item on the bill.10
The Property Tax Reduction program (circuit breaker) can cut the tax on your home and up to one acre by $250 to $1,500.7 For 2027, your 2026 income after medical expenses must be $40,030 or less, and you must be 65 or older, blind, widowed, disabled, a former POW or hostage, or a motherless or fatherless child under 18.7 Applications run from January 1 through April 15, 2027.8 If the home’s assessed value is above $400,000 or 200% of the county median homestead value, whichever is greater, you are referred to the deferral program instead.9
Veterans with a 100% service-connected disability can get up to $1,500 off the tax on their home and up to one acre.13 Homeowners whose 2026 income was $63,400 or less may qualify to postpone their property taxes through the deferral program.12
Most non-school taxing districts can raise the property taxes in their budget by no more than 3% a year over their highest budget in the past three years, plus revenue from new construction and annexation.11
Worked example
Approved homeowner exemption=min(50%×$300,000,$125,000)=$125,000; taxable=$175,000; illustrative 10 mills=$1,750. Application, owner occupancy and one-homestead restriction are assumed approved for this example.
| Line | Taxable value | Tax |
|---|---|---|
| Local ad valorem levies at 10 mills | $175,000.00 | $1,750.00 |
| Annual total | $1,750.00 |
